‘Hier und Jetzt’ begins with Freimundo, with the development plan, with the foundations of a building that does not yet exist and with the sandy soil of Munich, a city that still wants to grow. The project is based on the idea that a good, sustainable apartment is one that is flooded with daylight and can be ventilated naturally. Simple and essential: the sun and the wind—free, endless resources. Based on this premise, it seems obvious that the goal of the project is to give all apartments direct and private access to these two elements. The house—built for tomorrow—must deal with the contradictions of the here and now.

The plan envisages relocating all private rooms to the façade and exploring the central access area as a synergistic space. The design rejects monofunctional access areas and instead proposes a furnished access area that can extend over the entire length of the building. The distribution area is the heart, the stomach of the project, offering niches and corners that can be used by the residents. The access area is filled with programs and possibilities.

Each nucleus should be unique—just like the members of the household. No two nuclei are alike – yet they all have the same qualities: they face south and are equipped with a kitchen, a living and dining area, and a sleeping alcove. Everyone can settle into the specifics of their apartment individually. Flexibility is created by the diversity of the combination rooms: all have access to the shared bathroom and kitchen and can also be rented out to external parties.
